A 2024 study by the Lincoln Institute of Land Policy found the average commercial property tax rate was 1.76% across 53 major U.S. cities. The analysis projected that a $1 million property, including $200,000 in fixtures, would face an annual tax bill of approximately $21,060. Nationwide, rates spanned from under 1% in some cities to up to 4% in others.

Many states use classification systems that raise effective property tax rates for commercial, industrial and apartment properties in comparison to residential properties. In certain jurisdictions, business properties are taxed at rates multiple times higher than residential. For instance, tax rates in Charleston may be roughly six times those applied to homes.
